Methodology: transactions per realtor, Flash vs the Quebec average

Flash states that its realtors close approximately twice as many transactions as the average Quebec realtor. The comparison is based on the average number of credited transactions per realtor, calculated from MLS sales and the number of licensed realtors. The same database is used on both sides: Centris. The figures cover 2021 through 2025, as well as the first six months of 2026.

Credited transactions per realtor. The 2026 row covers the first six months on both sides of the comparison and is not comparable with annual totals. The calculation is described below.

Method and limitations

The scope is identical on both sides: all MLS sales, across all property categories, with rentals excluded. Provincial sales come from Centris system statistics. The realtor count corresponds to licence holders reported in the OACIQ annual reports, excluding agencies.

A single sale can credit two realtors—one representing the seller and one representing the buyer—while Centris counts each property only once. To compare equivalent units, provincial sales are converted into realtor credits using a collaboration rate of 1.80. This rate was measured from a sample of 1,150 MLS sales completed in Quebec: 900 involved two realtors and 250 involved only one, producing a measured rate of 1.78 that was rounded upward to 1.80. The Quebec average is these credits divided among all licensed realtors. The Flash figure is calculated the same way: sales credited to its realtors divided by the number of licensed realtors attached to the agency during the year. On both sides, every licence holder is counted regardless of activity level; at Flash, realtors who were present for only part of a year are weighted according to their months with the agency.
